Yes, renter's insurance is required for all residents at Garrett Uptown. You must carry a minimum of $100,000 in liability coverage. While liability is the only requirement, we strongly recommend selecting a policy that also covers your personal belongings. Many providers offer affordable policies starting at just a few dollars per month.

What are the lease term options?
Garrett Uptown offers flexible lease terms ranging from 12 to 15 months. Month-to-month renewals are not available at the end of your lease term. For help choosing the right lease length for your needs, contact our leasing office.
Are there any move-in fees?
Move-in costs at Garrett Uptown typically include a security deposit and an administrative fee. If applicable, pet deposits and parking fees are collected at move-in. For example, for a $1430/month apartment, an income of approximately $3575 per month is typically required. Co-signers or guarantors may be considered in certain situations. Quiet hours are observed from 10:00 p.m. to 6:00 a.m. Sunday through Thursday, and from 10:00 p.m. to 6:00 a.m. on Friday and Saturday. Are grills allowed on balconies or patios?
Only electric grills are allowed on patios or balconies at Garrett Uptown. With that said, community grilling spaces are available in the pool area that are perfect for socializing on a summer day.
What is the smoking policy?
Garrett Uptown is a 100% smoke-free community. Smoking of any kind — including cigarettes, cigars, e-cigarettes, vaping devices, and other substances — is strictly prohibited inside apartment homes and throughout all community grounds. Residents who violate this policy may be subject to fines and/or eviction.
What happens if I lose my key or access fob?
If you lose a key or access fob to Garrett Uptown, contact our leasing office as soon as possible to arrange a replacement. Please note that a replacement fee may apply. For after-hours lock-out assistance, call the leasing office emergency line at 480-745-1298.

Garrett Uptown is open from 10am – 6pm Monday through Friday and from 10am – 5pm on Saturdays. We are closed on Sunday.

Yes, parking is available for all Garrett Uptown residents. Open community parking is included with your lease at no extra charge. For residents who prefer covered or private parking, attached and detached garages are available to rent as an add-on. Availability may be limited. What is the guest policy?
Guests are welcome at Garrett Uptown. A guest may stay for up to 7 consecutive nights without prior approval. No individual guest may stay more than 14 nights total in any calendar month without prior written consent from management. For extended visits or special circumstances, contact the leasing office in advance.
Are storage units available?
Garrett Uptown does not currently offer on-site rentable storage units. Residents who need additional storage may find that the oversized closets in each apartment home provide ample space. Garrett Uptown is a pet-friendly apartment community in Chandler! We allow up to 2 pets per apartment, including dogs and cats.We utilize PetScreening to monitor all four-legged residents and require Pet Fee.
We do, however, have breed restrictions for Akitas, American Bulldogs, Boxers, Cane Corsos, Chow Chows, Dobermans, Dalmatians, German Shepherds, Huskies, Karelian Bear Dog, Malamutes, Pit Bulls, Presa Canario, Mastiffs, Rottweilers, St. Bernard, Staffordshire Terriers, and any Wolf Hybrid.
